If you live in a neighborhood with a homeowners association, you know that the HOA has a lot of control over what you build or any structures you add to your property. HOAs are in place to maintain a well-kept neighborhood or housing development, but they have been known to overstep their authority and can place unreasonable fines on those under their jurisdiction.

If you are considering adding a patio, pergola, gazebo, or screened room, you may be concerned about how to handle that with the HOA review committee. At Opal Enterprises, we are accustomed to dealing with HOAs and can help you manage the approval process so that you can enjoy your new outdoor space sooner than later.

Relationships Matter

At Opal Enterprise, we pride ourselves on the relationships we develop with licensed contractors in the Chicago area. In addition to the outdoor structures we create, our siding, window, and door installations have us working in close proximity to them all the time. Together, we understand the HOA process and how to help you choose the best outdoor room for your property and your neighborhood.

We have worked with many HOAs and have formed relationships with them as well. We understand how the committees work and what needs to be presented in order to gain approval without a long, dragged-out process. We will make sure that all of the details are in place when you are ready to submit your request.

What It Takes

When applying to add an outdoor living space to your property, there are details that are typically required by the application process. The most common of these are listed below:

  • Elevations
  • Photographs
  • Detailed renderings of how the final project will appear
  • Location of the project
  • Architectural drawings and a site map
  • Color
  • Samples of the materials that will be used
  • Copy of the building permit if the building department does not require HOA approval before it is issued

Guidelines can be vastly different depending on your neighborhood or area. We have come to expect differences depending on building codes, community standards, and simply the opinions of those sitting on the board.

Other Aspects that Might Be Considered

When seeking the HOA’s approval for your project, you might be directed to collect signed affidavits from neighbors who will be affected by your project. Some of the reasons for these are as follows:

  • If your construction project will obstruct their view
  • If construction noise will interrupt their peace

How Long Will Approval Take

HOAs often approve plans to construct Renaissance Patios in a month or two. But, this will depend on how many projects the review committee has before them and how often they conduct reviews. At Opal Enterprises, our patio projects come together quickly. So, if we are installing a patio cover, patio roof, or a pergola, it will only take us a few days from start to finish.

If you have opted to add a screen room, sunroom, or gazebo, there is more work involved, so it will obviously take longer to complete. We will provide you with an estimate of our time frame so that you can submit it to your HOA. Before you know it, you’ll be approved and enjoying your new backyard with friends.
